Surrey is becoming increasingly attractive to people looking to escape crowded urban centres. Latest figures from the Office for National Statistics reveal that over 103,000 people relocated to our county last year, compared to 98,000 who departed—a net gain of more than 4,700 residents.
This positive trend mirrors a wider pattern across England and Wales, where major cities like London, Birmingham, and Manchester are all experiencing significant population losses. The capital alone saw over 420,000 residents leave for other parts of the UK, far exceeding the 289,000 who arrived.
Surrey’s appeal lies in what our county offers: good schools, access to green spaces, and the flexibility that modern working arrangements provide. With more people embracing remote and hybrid work options, the need to live within commuting distance of city offices has diminished. Instead, families and young professionals are discovering that Surrey provides a better quality of life without sacrificing career opportunities.
Waverley Leads While Guildford and Woking Feel the Pressure
Not all parts of Surrey are experiencing the same level of growth. Waverley has emerged as the county’s most popular destination, welcoming nearly 12,000 newcomers against 9,500 departures—a net gain of 2,400 residents. Surrey Heath, Mole Valley, and Elmbridge also reported healthy population increases.
However, two areas bucked the trend. Guildford experienced a net loss of 337 people, with around 16,100 residents departing compared to 15,800 arrivals. Woking fared slightly worse, losing 399 residents overall.
For these areas, the figures suggest local challenges that deserve attention. Rising housing costs may be pushing people away, or limited availability of suitable properties—particularly family homes and modern lofts—could be driving residents elsewhere. Some Guildford builders and property developers have noted increased demand for loft conversion and loft refurbishment projects as existing residents seek to expand their current homes rather than relocate. This trend indicates people want to stay but need better housing solutions to accommodate growing families or changing lifestyles.

For local residents, these migration figures have real implications. Increased population means greater demand for housing, schools, healthcare services, and local amenities. Waiting lists for GP appointments may lengthen, and primary school places could become more competitive in popular areas like Waverley.
The housing market will likely remain competitive, with prices potentially rising as demand outpaces supply. This could be challenging for first-time buyers but presents opportunities for property owners and those considering home improvements.
Interestingly, the demographics show young adults aged 18-30 are most likely to move, with 19-year-olds leading the way—typically heading to university—followed by 22-year-olds seeking post-graduation opportunities. Women are also more mobile than men, with 177,000 more female relocations recorded.
