Guildford Housing Plan Faces Infrastructure Backlash
The proposed development of 950 new homes at Blackwell Farm, situated between Guildford and Compton, has sparked significant opposition from local residents and authorities who argue the village's existing infrastructure is “grossly inadequate” to support such a large-scale expansion. The plans, submitted by Vistry Homes and Bovis Homes, are currently undergoing public consultation and include a mix of housing, 30% of which would be affordable, alongside a primary school, community facilities, and public open space. Developers justify the project as providing “much-needed housing” and note the site's allocation within Guildford's Local Plan, which targets 10,678 new homes by 2034.
However, the primary concern revolves around the severe strain the development would place on already stretched local services and transport networks. Residents, supported by Compton Parish Council and MP Angela Richardson, highlight critical risks including exacerbated traffic congestion on the A3 and local roads, which are frequently described as “gridlocked” and used as “rat runs.” The lack of adequate public transport infrastructure is also a major worry. Furthermore, the capacity of essential services like GP surgeries and local schools is already at breaking point, with fears that an influx of new residents would lead to further oversubscription and reduced service quality.
Environmental concerns are also prominent, as the site lies within the Surrey Hills Area of Outstanding Natural Beauty (AONB) and Green Belt. Opponents fear the development would irreversibly damage the natural landscape, impact local wildlife, and contribute to air quality issues. Critics point to the history of the site, noting previous development applications that were either rejected or significantly scaled back due to similar concerns. The ongoing consultation period, ending July 11, provides a crucial window for residents to voice their objections to a plan they believe will overwhelm the community and fundamentally alter its character without providing sufficient infrastructural upgrades.
